Affordable Rent at Gwel Basset

Gwel Basset means ‘Basset View’ and the development looks towards Carn Brea and the famous Basset monument. There will be 26 affordable rented properties available.

The process of letting affordable rent homes through Cornwall Council’s HomeChoice Register involves a systematic and transparent approach to allocate housing to eligible individuals and families. Here’s a breakdown of how it generally works:

  1. HomeChoice Register:
    • Cornwall Council maintains a register called HomeChoice, which serves as a centralised housing waiting list. This register includes individuals and families who are seeking affordable rented homes in the Cornwall area.
  2. Application Process:
    • Interested individuals need to apply to join the HomeChoice Register. The application typically involves providing information about personal and financial circumstances to assess eligibility for affordable housing.
  3. Eligibility Criteria:
    • Cornwall Council sets specific eligibility criteria for individuals to qualify for affordable rent homes. Criteria may include factors such as income level, residency status, and housing need.
  4. Property Listings:
    • Affordable rent homes that become available are listed on the HomeChoice website. These listings provide details about the properties, including location, size, and rent.
  5. Bidding System:
    • Eligible individuals on the HomeChoice Register are allowed to bid on available properties. Bidding involves expressing interest in a particular property by indicating a desire to rent it.
  6. Priority and Allocation:
    • Priority is often given to those with the greatest housing need, such as individuals or families living in overcrowded or unsuitable conditions. Allocation decisions are made based on a combination of housing need, eligibility, and the bidding process.
  7. Offer and Acceptance:
    • When a suitable match is found between a property and an applicant, the council makes an offer of the property to the successful bidder. The applicant then has the opportunity to accept or decline the offer.
  8. Tenancy Agreement:
    • If the offer is accepted, the individual or family signs a tenancy agreement with Perran Housing, outlining the terms and conditions of the tenancy, including rent payments and responsibilities.

It’s important to note that the specific details of the process may vary, and individuals interested in applying for affordable rent homes through Cornwall Council’s HomeChoice Register should refer to the council’s official guidelines and procedures for the most accurate information

Why was Perran Housing set up?

Affordable housing on most developments is sold to an independent Registered Provider who then manages the affordable properties separately to the remaining open market homes. We want to create balanced communities and by creating a single management and maintenance process on each of our developments, we can ensure our schemes are maintained to our high standard and that every resident is valued.

What makes Perran Housing’s homes different?

Our objective is to improve the quality of new homes in Cornwall, especially in the rented sector. Our homes exceed current minimum space standards, across all tenures, and are designed to help reduce the running costs for occupants through the use of low carbon technologies including solar panels and sustainable energy solutions.

Am I eligible for an affordable rental property?

We let our homes by working with our Local Authority partners, Cornwall HomeChoice, who nominate residents for our affordable rental homes. Perran Housing abides by criteria which states who can access affordable rental properties in line with our aims and purpose. Local lettings policies may also introduce additional criteria. Perran Housing follows the guidance set out by Cornwall HomeChoice which includes the following:

  • Requirement for a three-year connection to Cornwall through family, residency or employment
  • Applicants with a household income less than £30,000 will be given priority for Cornwall Council owned homes
  • Those with a household income (after tax) of £60,000 or more will not be eligible to apply through HomeChoice
  • Those with assets worth more than £50,000 will be excluded from HomeChoice

How energy-efficient are your new build homes?

Treveth is taking a lead on bringing sustainable new build homes to Cornwall, for Cornish people. All our homes have an EPC rating of C or above, and where possible, we strive to achieve an A rating. Air source heat pumps and solar panels in some of our homes ensure that residents benefit from reduced running costs, allowing you to live a low carbon lifestyle with little effort.

Take a moment to check out our Tolgus site, Gwel Basset, as an example. This 185-home scheme is a market leading low carbon estate housing scheme with homes featuring air source heat pumps and solar panels as standard. Homes at Gwel Basset use up to 73% less energy a year compared to an average three bedroom house in the UK. All subsequent schemes are following this lead.
