Renting with Treveth
Treveth is on a mission to improve the quality of new homes in Cornwall, especially in the
volatile rented sector. That is why XX% of the homes we build are rental properties,
responding to the high demand in the region. We recognise that local people want to enjoy
living in Cornwall for years to come so we offer three-year leases, giving families the chance
to put down roots in their own communities.
Our renting tenures
FAQ’s
What tenures are available?
Treveth’s homes are available to rent or buy, with affordable rent and shared ownership homes available across certain sites. Our housing schemes will fulfil Local Plan requirements for affordable homes, with schemes generally including an element of homes for open market sale, and the remainder for private rent. This may differ from scheme to scheme depending on what the local market requires. Treveth are committed to each of our developments, long term, through the continued ownership of our rental properties and the management of the wider scheme to ensure our sites are maintained to the highest standards.
Tenure Descriptions
- Private Rented – Private Rented housing is property owned by Treveth and leased to a tenant. Treveth Homes is the landlord, and tenants deal directly with a management company caring for the property on our behalf. Tenants occupy the properties under a tenancy agreement and pay full market rent. Most of Treveth’s properties are of this type.
- Affordable Rent – Affordable Rented housing is owned, let, and managed by a Registered Provider (in a similar way to social rented homes). Rents are typically set at 80% of open market rented value in that area. Treveth’s affordable rented housing is managed by Perran Housing (hyperlink to Perran Housing page).
- Open Market – Open Market housing is property offered for sale on the open market at or near open market value. All of Tr eveth’s Open Market sales homes are offered as freehold properties meaning that buyers have complete ownership of a piece of land and the property. The owner has responsibility for any repairs or upkeep to the property and land.
- Shared Ownership – Shared Ownership is where you buy a share of a property from a UK Housing Association with the option to buy more or all of the property at a later date, this is known as staircasing. You then pay the Housing Association rent on the part of the home that you don’t own. Perran Housing manages Treveth’s shared ownership properties. Further information can be found using this link.
Am I eligible for an affordable rental property?
We let our homes by working with our Local Authority partners, Cornwall HomeChoice, who nominate residents for our affordable rental homes. Perran Housing abides by criteria which states who can access affordable rental properties in line with our aims and purpose. Local lettings policies may also introduce additional criteria. Perran Housing follows the guidance set out by Cornwall HomeChoice which includes the following:
- Requirement for a three-year connection to Cornwall through family, residency or employment
- Applicants with a household income less than £30,000 will be given priority for Cornwall Council owned homes
- Those with a household income (after tax) of £60,000 or more will not be eligible to apply through HomeChoice
- Those with assets worth more than £50,000 will be excluded from HomeChoice
What is Perran Housing?
Perran Housing LLP is a Registered Provider of social housing which manages Treveth’s
affordable rent and low-cost home ownership housing across its sites in Cornwall.
Why was Perran Housing set up?
Affordable housing on most developments is sold to an independent Registered Provider who then manages the affordable properties separately to the remaining open market homes. We want to create balanced communities and by creating a single management and maintenance process on each of our developments, we can ensure our schemes are maintained to our high standard and that every resident is valued.
What makes Perran Housing’s homes different?
Our objective is to improve the quality of new homes in Cornwall, especially in the rented sector. Our homes exceed current minimum space standards, across all tenures, and are designed to help reduce the running costs for occupants through the use of low carbon technologies including solar panels and sustainable energy solutions.
